I started this business on accident in 2008....long story, my first year in business I only had 3 pop up campers and did ok, year two I added full size pull behinds without slide outs, year four I added one full size with a slide and everyone wanted that one, I now only carry 3 full Size camper with super slides, I still receive requests for pop up campers but I believe they are too much work, when going out on a rental I show the customer how to pop up and fold down, then upon return I have to put them up and down again. My current inventory I simply check the toilet and push a button to slide out the slide. In August of last year I took a full time position with a Engineering firm and though it was my dream job, I lost out on 2 months of rental and this current year I have not advertised or pursued any more camper income due to being plenty busy with my job. All three current campers in inventory are excellent condition and model years 14' 16' and 18, the 2014 I purchased in 2018 only because it was in new condition and had been used maybe 2 times. Our family is looking to move to Colorado where we intend to rent campers out there, the difference is I feel smaller hard sided campers may work better in Colorado due to the mountains and roads being difficult to navigate and the fear of overheating someone's brakes or the campers brakes. This is a turnkey business with many families returning year after year. I do offer delivery to local campgrounds and charge $150 round trip with 25 miles of our home office. Most of our deliveries are to the Coralville Lake area so being close to there would be beneficial to a buyer. I can't stress how easy this business is and if you wanted to expand I would recommend getting a drive-able unit as we receive about 30 calls a year and I am currently sending people elsewhere. Having been an Automotive technician for 25 years i just don't want to have issues when they take it out of state. The campers I keep are basically maintenance free, tires and wheel bearings are your only worry no engines,transmissions or rear ends to fail and cost you thousands and the chance to ruin someones vacation. We start renting each year around the middle of May and this year we have reservations through September. the insurance runs about $100 per month per camper in season, the company I work with allows two otions for off season, either remove completely or put them in Winter mode or storage for half price so they are still covered for hail,storm, theft etc. We are not interested in tire kickers if the business does not sell for our asking price which is a low 1 year payback based on our track record of rentals, I have another offer to roll the website and phone number to another company and I will sell off the campers before our move. All three of our campers have the same floor plan with two entrances the rear going direct into the restroom for ease of clean out and for keeping guests from tracking through the living area if they just need to use the restroom. The last two years have been slow due to my time off and lack of advertising, in 2016 we did 47k in gross sales with four campers, in 2017 and 2018 I have averaged 25k.
