The License
A New Jersey plenary retail consumption license (Type 33) issued by the Borough of Hopatcong is offered for sale on a license-only basis. A Type 33 is the broadest retail license in the state for an operator: it permits on-premises sale of beer, wine and spirits, plus the sale of packaged goods in original containers for off-premises consumption. This is the license a restaurant, bar, brewpub or hospitality concept needs to open its doors.
The Market
Hopatcong sits on Lake Hopatcong, the largest lake in New Jersey and one of the state's established four-season recreation destinations. The borough is a year-round residential community of roughly 14,400 people, with seasonal boating, dining and tourism traffic layered on top of it. Sussex County remains one of the least saturated hospitality markets in Northern New Jersey relative to the New York metro corridor an hour to the east.
The Opportunity
New Jersey caps consumption licenses at roughly one per 3,000 municipal residents, so no new Type 33 is being created in a town of this size — the only way in is to buy one that already exists. Because nothing but the license conveys, the buyer is free to place it at a location of their own choosing within the Borough, subject to municipal approval, rather than inheriting someone else's lease, layout or reputation. Transfer is a person-to-person application approved by the Borough of Hopatcong, and EBB will coordinate the process alongside your ABC counsel.
Why This Opportunity Stands Out
• Full consumption privileges — beer, wine and spirits on-premises, plus packaged goods to go
• Quota-limited asset in a lake-front borough where no new licenses are being issued
• Clean license-only purchase — no inherited lease, staff, equipment or goodwill to unwind
• Priced to move at $120,000, well under comparable Northern New Jersey consumption licenses
• Seller is cooperative on the transfer application and motivated to close
