Project Bullpen, also known as Swings-N-Things (the “Company” or “SNT”) is a long-standing family entertainment center offering a mix of indoor and outdoor attractions. Swings-N-Things is owned by Tim and Joanne Sorge, whom have owned the business since 1982.
Swings-N-Things was recently named "Greatest Fun Park in the World” by the Worlds Greatest TV series, which has been running for over 18 seasons.
From a single batting range, SNT has evolved into a multi-attraction park with distinct offerings including an award-winning batting range and mini golf courses, two go-kart tracks, bumper boats, arcade, paintball field, outdoor laser tag, homemade gourmet ice cream, and a Taproom & Wine Bar.
Since its inception in 1982 in Olmsted Township, OH, the Company has created memorable experiences for guests of all ages throughout Northeast Ohio, becoming a beloved local attraction. With over 12 acres of land, the Company’s facility offers ample room for expansion and benefits from a prime location amid active development within the town center. The Company is well-positioned to capitalize on demographic tailwinds and increased demand for regional, experience-based entertainment.
Swings-N-Things has one of the most experienced Management Teams in the FEC Industry. The Company's General Manager & HR Director/Associate GM each have over 30 years at SNT. Group Sales Director/Associate GM has 10 years at SNT + another 15 years at other local FEC’s. All three management team members intend to stay with the business post sale.
SNT owns (to be sold w/sale) 12+ acres of Commercially Zoned Property (with plenty of available land that could be used for additional attractions and/or building additions). The intersection of Bagley & Stearns Roads (SNT is on Stearns, 300’ south of Bagley) has recently been named the “Olmsted Towne Center.” The goal of this area is to be “Pedestrian Friendly” with beautiful landscaping, hardscapes, decorative street lighting & signage. SNT has been declared the unofficial “hub” of this new district.
If the Sorges' were a bit younger, they would be adding an addition to the Main Building to add 8-10 lanes of bowling and/or adding a two-story Indoor Laser Tag Arena. SNT currently owns the Outdoor and Group Markets in NE Ohio, the addition of Indoor Attractions, particularly with groups, will have an immense positive impact on SNT’s profitability. Depending upon who the new owner will be and any current industry constructive collaboration, the available outdoor space provides a multitude of possibilities. SNT offers great possibilities for Soft Marketing Strategies (i.e., “The Experience”) to promote other businesses.
