Highly profitable and well established indoor natural herb growing operation. Best-in-class build and quality control equipment, measurement and management with 100-300% capacity increase possible upon completion of existing expansion plus one new building expansion. The business routinely produces top-quality and high-yielding harvests.
Statistics, facts and figures:
Seventeen (17) full-time employees. 2400 amps of upgraded power. Nine (9) current grow rooms (6,900 sq. ft.) plus two (2) mother and baby rooms. All product is propagated in-house to retain highest quality, and to minimize invasive pests/mold/etc. Harvests happen weekly after a 63-day staggered grow cycle.
There are 350 grow lights (excluding 2 rooms with under-canopy LED grow lights). Weekly harvests converted to monthly averages produce between 350 – 440 lbs monthly. Use of under-canopy LED lighting is improving yields for the current growers.
Harvests happen weekly, staggered across the current count of nine grow rooms. Harvested crop dries, is trimmed and prepared for sale through the following six day cycle, when sales are made and completed. The seventh subsequent day starts the cycle anew.
Full management training and transition consulting. Management states that staff like their jobs and will stay on for new ownership.
Permitted and nearly complete mezzanine area will accommodate nine (9) add’l grow rooms.
Four (4) adjacent APNs approved by the City for 50,000 s.f. of new build each. Fully developed the combined sites could produce 3x the current harvest yield. Construction financing available.
Typical operating costs (note: Brokers have not verified, and the following list is not comprehensive):
Monthly: $40k labor (excluding owners), $35k contract trimmers (Form 1099 staff), $50k utilities, $15k nutrients, G/L insurance (est. $42k annually). All other expenses (security/misc) are roughly $10k monthly. Buyer will need to identify and verify other operating costs with Sellers.
Real Estate Transaction Details & Structure
The proposed sale will be structured as a commercial property transaction involving five (5) separate APNs in a single sale. The indoor agricultural grow operation will be included as a no-cost item. Control of the requisite licenses needed to operate the grow will be transferred as part of the property sale.
APNs: (TBD)
Opportunity for No-Out-of-Pocket Solar to Reduce Utilities
Financing for a PV solar array can we rolled into the commercial property purchase to dramatically reduce the cost of utilities. Equipment like HPS to LED conversion, controllers and add’l LED lighting can also be included.
The utility cost savings is estimated at 60%+
