Fire sale. Due to a change in my business. I used this laundromat as a commercial laundry and I lost my contract. It wasn’t operating fully to the public as a laundromat. I made money with my contract but without the contract I now have to work this as a laundromat which I never did. It’s practically new. And the public never really knew it’s here. My projections is that it is short about $4-5k per month as it’s growing and I no longer have my commercial laundry business.
Newly opened laundromat in 951 Palm Ave Hialeah. The laundromat was purchased as an asset sales and I spent $340k total on the build out to open the doors. The laundromat I bought it in Feb 2025 and I opened in June 2025 after small construction and it is slowly growing. When I bought the laundromat it was closed prior to my opening almost 2 years. The customers are slowly coming back
The pathway to profitability is to go from coin to card, heavy marketing, and promotions like buy $20 get $20 in credit. The self serve and the wash and fold has grown.
I am offering a seller note for 50% of the sales price with a 2 year interest only period for 8.5% and then a 5 year principal and interest payments at 7.5% interest rate. recourse would be to get the business bank after a 3 month default of payments. (only fair).
The business is growing and can make profits but I live very far from Hialeah and cant spend the time to manage it well. I also dont speak Spanish which has been a challenge in the community. At the moment I have the dryers set for free which can be changed as you wish. I also charge $1.29 per pound on the wash and fold (less than anyone else in the neighborhood) but once stable can be increased. The weekly new clients is growing.
I also have a growing **PICK UP and DROP OFF** wash and fold personal clothes and spas that is up to $2000. I also service many car washes but this is something my wife and I do without the expense of a driver.
Spend a day in the laundry and you will see how much potential there is. I just did not realize how far going to Hialeah was for me so I only go once a week and I think it needs to be visited more to grow the business to its potential

Rent is $6658 per month NNN with 5% increase annually. Next increase is Feb 2026 so the rent will be $6658. Payroll for two attendants are about $4000 and utilties are $2500 or so. this is an asset sale. I already spent the 10 months ramping it up.
It also use to have the video game slot machines I removed. It use to make $2000 to $4000 per month income. You can add it back anytime.
I spent 6 months growing a large commercial hotel/abnb business washing linens. After 7 months I canceled the accounts starting 4/1/2026 because it was too large of an execution for very little money. I broke even each month because of the commercial accounts and since I spent the energy growing the commercial accounts I never got the time to work on the growth of the customer base. The customers couldnt even use the machines since we had 2000-3000 lbs of laundry to do every day. It is important to note that because of my commercial accounts the utilities are inflated. expenses also inflated I had 8 employees, a driver, a full time manager. I closed that side of the business at the beginning of the new year because of the work load was too much to manage. As of today 4/6/2026 I am starting it over with no commercial accounts, just 2 employees and a part time.
Again the reason for selling is I sold my other laundromat in Fontainebleau Blvd and my wife and I no longer have to work. I am selling the laundromat for a $110k loss
The machines are from 2007-08 but all new inverters and diapharms. I spent $60k alone to get them running. I have a well pump in the back making the water bill very low when it's used. The commercial accounts IS NOT WORTH IT to do hotel linens. It is alot of pressure with very little reward.
