Each bay can fit most campers/RV's, boats, trailers, etc. Payment managed by payment system that takes coin (quarters, dollar coins) or credit/debit cards. *Three vacuum/shampoo/fragrance islands, with covered trash bins. History: *Originally built in 2006 by original owner, who was absentee, and several routine maintenance and upkeep issues went unattended. With absentee ownership and inability to stay atop of routine items, the property was foreclosed on in early 2007. *Property sat dark, not operating at all, until mid-2009, when local investors purchased the carwash. Sunk ~$50k into improving the site (following it's 2-yr "dark" period), and operated from early 2010, until selling in mid-2014 as a result of one of the investors' health issues. *Seller is the third owner of the carwash, and has owned and operated since July 2014. Upgrades: *Removed both original automatic equipment, both Oasis XP models (both initially installed in 2006). Installed Oasis Monsoon in late 2015. Additionally, fleet accounts were established. *Added "weather doors" to two of the four self-serve spray bays. This has proven to reduce floor heat use in those two bays. Also installed new LED lighting throughout the exterior of the wash. Installed both in mid 2016. *Added new self-serve spray bay payment systems, with brand new "rotator" doors with Cryptopay credit card capability. Also installed camera system throughout the interior and exterior of wash. System can be easily accessed remotely via phone, tablet, etc. Also installed new signage throughout. Installed both in late 2017. Pricing: *Seller has increased prices twice the past ~4 years. Most recent price change just took effect Feb 2018. Present price levels are competitive. Maintenance: *Routine maintenance; trash, interior bay cleanings, greasings, etc. Typical time commitment is ~5-10 hrs per week. All chemicals/soaps are managed and refilled as necessary by a third party. For any larger or complex R&M items, Seller uses an outside party (same party that has serviced the site since opening and who also did the large equipment upgrades previously mentioned).
