The interior walls of the office areas are painted sheetrock and vinyl backed insulation in the warehouse area. The floor surface is hardwoods, granite tile, commercial grade carpet, and tile in the bathroom in the finished office space. The floors are cement in the warehouse space. There is fluorescent lighting throughout the office space in the first suite and overhead sodium vapor lights in the warehouse. Ceiling heights are approximately 8 feet in the office area and approximately 16 to 18 feet at peak in the warehouse area. The ceilings in the office area are dropped acoustical tile. The building contains one (1) bathroom in the first suite. The finished office in the first suite is centrally heated and cooled and the warehouse area is heated by suspended electric heaters.

The lot is NOT located within a flood zone and no extreme slopes or other type hazards that would impede development.

Prices have continued to increase over the past several years. Growth that has occurred can be attributed to the presence of the development in and around Lawrenceville, the Mall of Georgia, the ever-expanding suburbs of Atlanta, and growth surrounding Highway 316, Interstate 85 and 985.
