This is a business that can be acquired three different ways:
(1) Complete with building. Landlord is interested in selling in the $400,00 range + contents w/ fixtures. The building includes a 2 bedroom apt on the second floor. Live in it as I do, or sublet as business space (it is only accessible from inside the store). Building is approx. 4,800 to 4,900 sq. ft. with about 3,600 as retail space + 1,200 - 1,300 sq. upstairs apartment. The Old Shell Road corridor is undergoing a revitalization right now and property is going fast and prices are going up!

(2) Renegotiate the lease (currently in the $2200/mo. range) + inventory and fixtures.

(3) Assets only: inventory without fixtures to be boxed and shipped elsewhere.

The current inventory consists of antique, vintage and contemporary bridal gowns, dresses and accessories. The gown and dress collection starts from the 1940's and continues to new up-to-the-minute selections. All are one of a kind! Too many designers to list. Some are previously worn but in clean, wearable condition. Many are new old stock, i.e. gowns from the 1970's with their original tags. Total retail value of the entire inventory is right at $750,000. However, all is priced quite reasonably and could stand updating. Unlike other depreciating retail clothing businesses, this inventory can and has gone up in value since the popularity of vintage and vintage-inspired clothing. There is not another collection that can rival it in the United States. Some of the wax headpieces date to the 1920's! This is a very affordable way to start or stock a fabulous store of your own.
It is a good idea to partner with an experienced seamstress because having someone in-house that can perform alterations and updates with personal customizations is a pivotal part of the business and definitely increases sales. If they can monogram, even better. My seamstress has always 'sublet' space (done as a percentage of her monthly billing) and is not my employee, so it is a nice adjunct revenue stream and hassle-free.
One additional point to recognize, I have found that the bridal garment business is nearly recession-proof (as much as anything can be) due to the fact that people are always going to get married and they plan to spend money doing it. If you are fair with your pricing and provide excellent customer service you will be successful. My client base is approximately 60% referred by other brides. It took a little while to build up to that level but brides talk to each other.

I would be willing to transfer ownership of my recently redesigned website which carries the coveted name of www.the timelessbride.com. I presently have a webmaster that can make any changes that you may want or need as ownership of the website is transferred.

Growth & Expansion:
