Both businesses have been here for over 20 plus years. It has a great neighborhood that supports it and is within walking distance of Reser's Fine Foods that employs over 2500 people within there 3 surrounding plants.
Growth & Expansion:
This is the best part. As stated earlier, with the new CMB laws coming into effect April 1, 2019, Liquor stores will now be able to sell grocery items as well not to exceed 20% of overall liquor sales. So if you were to lease both businesses, I would condense the C-store down in size and just sell tobacco/gas & lottery. Then I would remodel the inside of the Liquor store and open it up to make it one big Liquor store that can also sell groceries. That something neither the C-stores or the grocery stores can do and that's what makes this place so special.
Would not prefer to finance but if we had to it would be for the inventory only.
