Business Description

Low rent- Short term lease/Long term lease (optional)

With the new Kansas (CMB) laws to take effect starting April 1, 2019 this is the prime time to buy and lease these businesses because there are not many stores like this that are available. I have owned and operated the Liquor Store the past 15 years and it has been a blessing to me and my family. 2018 Sales Report: Total Sales-$909k Monthly Profit Average-$17,535. After expenses, take home a little over $10k a month. The C-Store attatched is currently un-occupied. The last tenant did inside sales of $45k monthly and about $20k in gas monthly. My wife ran it for years and it average $65k monthly inside sales and about $40k month in gas so it has a lot more potential. We took home between $6-7K month after expenses when we owned it. This property has great potential for the right buyer.

C-Store lease: 2yrs @ $1900/month with 2yr option. (option years will have an increase of 4% each option year) or, 4yr @$1900/month with 2yr option. (no increase on rent for option years) Liquor Store lease: 2yrs @$2500/month with 2yr option. (option years will have an increase of 4% each option year) or 4yr @$2500/month with 2yr option. (no increase on rent for option years) ** Save $400 month on lease ** If you lease both stores together the lease amount will be $4000/month. Lease years and options can be worked out.
Competition:
Both businesses have been here for over 20 plus years. It has a great neighborhood that supports it and is within walking distance of Reser's Fine Foods that employs over 2500 people within there 3 surrounding plants.
Growth & Expansion:
This is the best part. As stated earlier, with the new CMB laws coming into effect April 1, 2019, Liquor stores will now be able to sell grocery items as well not to exceed 20% of overall liquor sales. So if you were to lease both businesses, I would condense the C-store down in size and just sell tobacco/gas & lottery. Then I would remodel the inside of the Liquor store and open it up to make it one big Liquor store that can also sell groceries. That something neither the C-stores or the grocery stores can do and that's what makes this place so special.
Financing:
Would not prefer to finance but if we had to it would be for the inventory only.
Support & Training:
I have been here 15yrs. If you would like for me to stay on for awhile, we can negotiate that. I am here to make sure you succeed.
Reason for Selling:
Looking to pursue other interest
