Business Description

Resort Inn on Vermont's Lake Champlain with sales over $1.5MM

This exceptional offering is a delightful 26 room, full service Inn on the shores of Lake Champlain. Lake Champlain is the sixth largest body of water in the United States and for one shining moment, thanks to our Senator Leahy, it was proclaimed to be one of the Great Lakes. Unfortunately, that did not last very long and Congress removed the appellation!

The Inn has a very special feature of its own. Not only is it flush on the water of Lake Champlain, a portion of the Inn is in fact in the water. In 1891 a dock was built out into the lake to service ferries coming from the main land. The ferries are gone, but the Steamship Pier acts as al fresco dining and lounge and as a small marina base. The Steamship Pier remains a central feature of the Inn.

Detailed Information

This outstanding Inn has 26 guest rooms, most of which have lake views. All of the rooms are within steps of the Steamship Pier, a focus of summer activity. The pier has an outdoor bar and grill, which is very popular. There is also a full, more formal restaurant in the main Inn building, which seats up to 100 in three dining areas. In addition, there is an attractive small bar, seating 18, immediately adjacent to the dining room. The Inn has facilities commensurate with its size and active business. There is a full commercial kitchen, public bathrooms in the main house, wine cellar, laundry facility, two offices and storage capacity in an outbuilding and five bay garage. Several marina slips and a sandy beach provide leisure time activities.
North Hero is an island connected to its cousin South Hero. Both are connected to the main land at the southern end and the northern end by causeways. US Route 2 meanders through the islands as the scenic route from Burlington to Montreal. The Inn is located in the village of North Hero. Along with Hero’s Welcome, a special general store and luncheon venue, the North Hero House defines the village. North Hero is convenient to Montreal (1 and ½ hours) and the teeming metropolis of Burlington, Vermont (30 minutes). The island offers an outstanding array of outdoor activities for summer visitors. The extensive sandy beach of the Inn gets heavy traffic from the guests and the pier provides a gathering place for afternoon refreshments. The island terrain, mostly flat, provides outstanding opportunities for bicycling, while taking in views of the lake and the Green Mountains beyond. The Inn’s location and visibility is ideal for attracting summer diners and Inn guests. Winter awaits creativity and imagination of new Innkeepers.
