Business Description

Kerrville Hills Winery is Kerrville’s first winery. Since its inception, it has been a favorite destination for travelers and Hill Country residents alike. The winery sits on a 30-acre hilltop with a view of the Guadalupe river valley. It is located two miles north of IH 1-10 on Highway 16, just outside of Kerrville. It welcomes you with a large limestone entrance with a rolling iron gate that opens to a winding driveway lined with beautiful Crepe Myrtles. 25 of the 30 acres are undeveloped and allows for plenty of room for a vineyard. It could easily be expanded to add a custom crush facility along with other expansion possibilities. KHW offers wine tastings, wine by the glass, winery tours, events, indoor & outdoor seating, gift shop and windows to the winery, all in a sophisticated but relaxing environment.
Five million annual visitors travel to the Texas Hill Country, and many of them are visiting wineries. Kerrville Hills is included in the famous “Hill Country Wine Trail.” It is nestled in the hills of Kerr County just outside of Kerrville. It is 20 minutes from Fredericksburg, and 5 minutes from Kerrville.

Growth & Expansion:
The wine and tourism industry in the Texas Hill Country have experienced consistent large-scale growth during the past 5 years. This has allowed wineries already in existence to capitalize on the growing demand and created an environment for start-up wineries, breweries, and distilleries to put down roots all over the Hill Country. The Hwy 16 route between Kerrville and Fredericksburg is enjoying this growth. One new winery opened in 2016 and another one is in the building phase. Four wineries on Hwy 16 will further increase traffic and sales. Kerrville Hills Winery has been open for business since Labor Day 2011 and has set a solid foundation for which to build on. The production facilities are second to none and the 30 acres the winery sits on is undeveloped with loads of potential. KHW’s close proximity to Kerrville and to I-10 are a very big plus for attracting visitors. Possible avenues of growth and expansion include construction of a bed and breakfast type resort. The Kerrville bed and breakfast market is relatively non-existing compared to the flooded market in the neighboring city of Fredericksburg. Adding a B&B experience would attract people who are looking to experience a vacation outside of a normal hotel. Other possible add-on’s is expanding outdoor seating and the construction of an outdoor entertainment venue, remodel of old barn into secondary tasting venue, and the purchase of additional acreage on an adjacent property that is for sale. As touched on briefly in the marketing section, a stronger social media presence would go a long way in solidifying and increasing Kerrville Hills Winery’s market share. The owners admit that marketing isn’t their strength, a new owner can expand marketing efforts that will directly grow revenues. Running cheap but effective ads on Facebook will dramatically increase the number of people the Facebook page will reach. Other avenues that would help increase marketing reach would be taking a more active role in the variety of professional organizations such as the Texas Wine and Grape Growers Association and the Kerrville and Fredericksburg Chamber of Commerce. Only 65% of revenues come from local business. A marketing effort made to the surrounding community to create recurring revenue would be crucial to growing revenues while boosting the reputation of the business in Kerrville. With the surrounding areas including Kerrville, Ingram, Hunt, Mountain Home, and Comfort there are thousands of customers that could be potential wine club members and steady repeat customers. San Antonio is a huge accessible market that has not yet been farmed. The potential for growth with more advertising and exposure to this market is substantial. There is plenty of growth opportunity that can impact the business both for the short term and the long term. The buyer’s imagination is really the only constraint on the potential this winery possesses.
