The company has been in business for over a decade, and have continually expanded in its warehouse until moving into where they are now. Since a large portion of the business gets fulfilled by Amazon warehouses, it's not necessary to have a space for the remaining shipments beyond possibly 2,500-3,000 sq ft.

The seller will be keeping the warehouse for another company he owns. The line will need to be moved and will require only about 2500-3000 sq ft because of the volume of shipments going directly from Amazon warehouses. It can be located anywhere in the continental US. Optimal would be to co-locate it with another E-Commerce or product fulfillment company with extra capacity because then overhead is spread over more revenue and costs are incremental. Another option besides having a new warehouse would be to distribute the product out of a 3PL (third party logistics) provider. There are multiple around the country with many having multiple site locations possible.
Competition:
The pet industry revenue is in the billions so there is obvious competition, but he doesn't try to compete in food where many of the larger ones focus. Instead, the seller honed in on a particular niche area with a few focused items that has served him well.
Growth & Expansion:
Since the breadth of the pet supply items being sold is so narrow, a new owner could expand into other products for canines as well as diversify into feline items or other domestic breed products.
