Purchase Price $1000.

We'll state the facts as we know them, and invite you to do additional research. We are coming into ownership of the assets only of the dry cleaning business known as Casa Grande Dry Cleaning. We own the strip center (shopping center) that it is located in. We have worked out an early lease termination for the current tenant who only a year ago took this business on with intent to grow it, but for good reason they are unable to do so (I will explain more about why that is at the appropriate time). You will pay for rent and security deposit only, and you can use the equipment that is here for no extra charge over and above the rent. After you perform on the lease for a certain period, we will turn that over to you and waive the $1,000 purchase cost.

This is an operating business, so you will inherit customers on the first day. You will have a computer, client-base, conveyor belt for hanging clothes, the building sign, the counters, and more.

This is not a dry-cleaning plant. There is no expensive equipment here. This is described more as a drop-store, and 5 days a week the clothes that are dropped off here are taken to Chandler where there is highly experienced and respected operator named Kelly (Island Cleaners) does the work. There have been many compliments about her quality. Casa Grande Dry Cleaners currently splits the gross proceeds with Island at about 50/50%. The current gross income average before the cost to have the clothes done is reported to be $3,980 per month, so the adjusted gross after paying Kelly is about $1,990. We are not experts, but we believe that it will take about $8,000 per month to break even, and $12,000 per month to earn about $50,000 per year. These figures assume owner-operators and do not include the cost of employees. So you are getting the business for free, essentially, but must be prepared to take a loss while you build it. Between us and the original operator, we invested a considerable amount of money on tile flooring, plumbing, electrical, and more, and you receive this ready-to-go suite without any expense.

Location of this shopping center is centrally located within Casa Grande near the intersection of Cottonwood Lane and Trekell, across from a busy Safeway Center. According to Duane Eitell, city traffic engineer, he reported about 1 year ago that this intersection is the busiest in the city. You might look at a Google map and see how central we are to the residential.

Other businesses in the center include a very popular bakery, a print shop, a Christian Book and Gift store, insurance co, a nail salon, a Martial arts store, and soon a new restaurant. We have just one vacant spot and that will likely remain a barber-beauty store.

Casa Grande has a population of about 57,000 and has experienced remarkable growth (grew from 20,000 in 1990). It has made national headlines recently with some major project news such as Intrepid Motors and others (please go to Casa Grande Economic Development Corp website to see a list of impressive projects). With these projects there are thousands of jobs expected to arrive.

The shopping center was constructed in 2003 and is well maintained, with plenty of parking. This is a end unit on the building. The intersection it sits very near to is the busiest in the city according to Duane Eitell, city traffic engineer, and it sits directly across from the Safeway.
Competition:
You would need to confirm, but we understand that there is just one competitor in Casa Grande operating two different locations under different names. It is also our understanding that Casa Grande Cleaners arguably has better quality for less price. Interestingly, this store is somewhat in between those two stores.
Growth & Expansion:
We are wishing for a new operator to explore ideas such as alterations, laundry (which would augment the dry cleaning and retain more), shoe repair, tux rentals, etc. Kelly has experience with drop stores, and her current business has seen a major increase over the past year or so. We will set up a time where you can ask her questions, and of course encourage you to speak with others too.
Financing:
1st mo rent of $1,500 plus deposit of $2,000 is all that is required
Support & Training:
Both the current owner of the shop and Kelly who does the actual cleaning will be involved in the training in order to support and train you. Though there are some things to learn, it is not difficult in that Kelly does the actual cleaning.
