Business Description

Activity Based Special Needs Center and Respite Retreat in High Demand

This Center and Respite Retreat is specifically designed to empower its people and prepare them for life skills by keeping them active in the community with a wide variety of life experiences. It has a real estate component that will enable the new owner to empower special needs children and build equity in real estate at the same time. After School/ Respite care is in high demand and works in conjunction with the needs of the Center for weekend care. This program is designed to give a much-needed break to the family, and teach the skills necessary to move onto independent living. The current company has one home to facilitate the services for After School/ Respite care and could easily add more to support their current clients. The additional housing and mortgage is paid by the fees incurred for the weekend Respite Retreat.

Facilities:
The Special Needs Center was incorporated in July of 2013 after a feasibility study revealed gaps in services for people with disabilities in Denton and Tarrant counties, with the largest population in the Keller school district. The owner opened with a single client and by January of 2014, the Center had to relocate to a larger facility to expand services. The current 1,500 square feet space has been their address ever since. This center has enrolled over 100 people with disabilities in its services since 2013. Services are tiered into four segments to accommodate a variety of users at different times from 8am- 6:30 pm. Monday- Sunday with 24 hour supports on weekend provided off site. Currently the center has 70 active clients utilizing a variety of services.
Competition:
The center is known as a premier service delivery model and it is the ONLY fully community integrated program, exceeding federal (CMS) and local (DADS) regulatory standards. The programmatic structure of the services has been carefully designed by a Ph.D. psychologist to ensure premium supports are provided at the lowest cost to consumer, state and federal funding sources. A family /person co-pay subsidizes all community activities. The center’s credibility, visibility, and reputation are solidly grounded exclusive of incident. It is primed for expansion and growth in four primary areas. 1. Community Day Services 2. In-house Day Habilitative Services 3. Group Home living 4. After School and Respite Care
Growth & Expansion:
The Center can easily be expanded in all of the prime areas of care to increase services and revenue. A new location with a full kitchen would afford the center an opportunity to increase its in-house services expanding day services into a 2-tier program- In-house services @ a lower cost per day and Community Services at the current cost. Projected daily enrollment can double to 40-60 individuals/ day with a reimbursement rate ranging from $25/ day to $55/ day per person. The current staff ratios are expected at 1:6 60% of the enrollment is over the age of 22 and requesting Group Home settings. The Lowest current DADS reimbursement value for Group Home services is currently at $150/ day per person. The buyer could start right away with private pay clients in the home available with 6-8 clients. (please refer to DADS rates page) for accurate rates. Current ratios are expected at 1:6 The ground work for After School/ Respite care has been completed between 4 school districts, with one delivering students to the Center’s door. This is an area of great potential allowing the Center to continue to generate revenue after the main program (Day Services) ends - Day services 9-2 After school from 3:30- 6:30 pm. Reimbursement rates vary from $25/ day- $55/ day per person) - Current ratios are expected at 1:6
