This closed truck stop was last operated by Pilot. Prior to closing the site it was discovered to have environmental contamination related to the retail fuel operation. It was designated a LUST site by ADEQ in 2004, with Pilot designated to be the Responsible Party. The roll-out of site characterization (Phase 2) and implementation of a Corrective Action Plan (Phase 3), has been spotty, inconsistent and largely ineffective to this time. The site is still qualified as a LUST site with ADEQ.
The Seller bought the site several years ago with the idea of re-opening, but for a variety of reasons have been unable to do that, and have decided to let it go.
ADEQ removed the retail UST system in March 2017 (Tank Removal Report pending receipt),
The LUST condition prohibits conventional lender financing. The Seller will carry significant financing subject to terms and conditions of the offer.
