SEE DETAILED LISTING HERE: https://southernrailnc.wordpress.com/ SOUTHERN RAIL RESTAURANT is a truly amazing one-of-a-kind establishment that has become the epicenter of Carrboro NC and the surrounding Community. >>>>>OWNER HAS DRAMATICALLY REDUCED PRICE SEEKING A QUICK SALE WITHIN 30 DAYS DUE TO FAMILY HEALTH ISSUES! This opportunity will not last long!>>>>>>> | Current owners are looking for the right buyers to make it their own, as we are now juggling several other ongoing small businesses, including two other successful restaurants in Washington, DC, and facing family health issues. So after 8 years of operations in Carrboro, we find we cannot realistically continue to devote the day-to-day involvement in Southern Rail that it deserves. | Southern Rail is a very well established restaurant that we constructed and opened in 2007, which has continuously drawn a huge clientele and generated excellent streams of revenues, powering us through the challenges of the 2008-09 financial crisis and beyond. This business has great financial potential for an experienced chef/restauranteur who can develop a creative menu, oversee the day-to-day operations. | We have all applicable licensing and ABC permits, and well-established relationships with wonderful purveyors, including access to great local suppliers via the Carrboro Farmers' Market, Cliffs Meat Market, and other grassroots providers. Southern Rail is a special place, and we are proud of the positive role it plays in serving and supporting Carrboro and the surrounding community. | The property and operations can be subdivided, and purchase price will depend on what segments of the operations are desired. We are open to ideas and all reasonable proposals will be happily considered. There is HUGE potential here, with a value proposition that goes above and beyond a wonderful business with 7+ year track record, because purchase of the restaurant will include not only the business itself, but also very substantial tangible property and assets in the heart of Carrboro. • Ultimate high-visibility location in the epicenter of downtown Carrboro, adjacent to Chapel Hill and UNC • Vibrant college town, large professional community, and a wonderful area known for its artists, musicians, and "creative economy". • Stable valuable long-term "ground lease" of a large 1.4 acre plot of land in vibrant heart of downtown Carrboro at a very reasonable lease rate. • Includes invaluable 60+ dedicated parking spaces both in front and behind the restaurant, plus additional public parking nearby. Easy access for pedestrians, bikes, and via free public transportation. • Full ownership of three (3) authentic antique 1910s-40s imaculately restored vintage train cars: 1 "Bar Car", 1 "Dining Car", and 1 "Kitchen Car", all of which were FULLY RENOVATED in 2007, including being upfitted with modern Electrical, Plumbing, HVAC, and elegantly decorated and furnished with antique and original art works authentic to the era. • Plus full ownership of a huge high-gauge H-beam steel construction "train station" building connecting the train cars together into one large restaurant facility, including restrooms and expansive interior bars, seating areas, and back of house kitchen/prep/diswashing/walk-in cooler/storage areas. • Wide array of outdoor seating areas including massive front patio dining area, back deck seating, covered side deck, and a large "beer garden" with performance stage, perfect for events and receptions. • Large and wonderful base of regular clientele, excellent brand identity, fully turn-key operation

This is a Large Residential Plumbing Contractor, they have a big chunk of the Residential plumbing market locked up and a data base of thousands of satisfied and repeat customers. Lots of builders too. Their employees are VERY loyal and long term. They have several features that Plumbing Companies would die for - like the ability to buy at "true" wholesale or their Retail Show Room. Very Profitable. Best Reputation in the State. Special proprietary software gives emphasis on service. Growth continues in residential, but Commercial is a HUGE Potential. It represents less than 10% but could double revenue by adding a new Estimator trained in this field.

Great opportunity for a high-energy owner operator. This location is essentially an asset sale. The station is set up to be transformed into a fantastic store, including complete grill/deli equipment. A new owners focus should be on building the hot food business. The current owner purchased the store in 2014 with the plan to transform the business. However, he hasn't had the time available to invest. A new hands-on owner is exactly what this location needs.
West Bend, NC
Little did this winery owner know he would be making history by planting the Yadkin Valley's first vinifera grapevines over 40 years ago. The first vineyard at this property was planted in 1972, against the advice of agricultural authorities. But the owner was not discouraged by naysayers. He began planting vinifera varieties that are used to produce fine California and French wines. Chardonnay, Cabernet Sauvignon, Riesling, Merlot, and Sauvignon Blanc are now thriving along the banks of the Yadkin due to this pioneering vineyard and there are now 35 wineries, most with tasting rooms, located within 50 miles of this property. This award winning winery is known for producing some of the finest hand-harvested, handcrafted, premium estate wines in the country. The list of national and international awards is long and includes Gold medals for the Barrel Fermented Chardonnay, the Cabernet Sauvignon, the Merlot, the Chambourcin, the Sauvignon Blanc, the Riesling, and the Seyval Blanc. These award winning wines have been distributed throughout North Carolina and featured in well-known restaurants, wine shops and large retailers including Harris Teeter, Lowes Foods, Total Wine and Fresh Market. A commercially bonded winery for over 25 years, this winery and vineyard has received favorable press in publications such as the Wall Street Journal, Time Magazine, Wine Spectator and the Wine Advocate. Robert Parker, the most widely known and influential wine critic in the world and founder of “The Wine Advocate” declared it “One Of The South’s Best Kept Secrets”. The business has built a tremendous amount of goodwill throughout the community and has seen over 1,000 people per week participate in winery tours. Over the years, the property has become known as a popular and innovative wedding and multipurpose event center for the entire region. A hand-sewn log home provides historic ambiance and has been upgraded and expanded to include vaulted ceilings, fireplace, kitchen facilities and a private covered deck overlooking the vineyards. Art shows, car shows, concerts, private parties and other special events have been commonplace and drawn large crowds. These functions have contributed significantly to both name recognition and annual revenues by way of rental fees and retail sales of wine and general merchandise. The location of the property, just fifteen minutes from Winston Salem and 40 minutes to Piedmont Triad International Airport makes it ideal. This area’s grape growing and wine making industry has grown steadily over the past decade and wouldn’t have been possible without this pioneering vineyard. This pioneering winery was instrumental in the area obtaining North Carolina’s first American Viticultural Area designation. The Yadkin Valley AVA, located in the western Piedmont and foothills of the Blue Ridge Mountains, includes all or part of seven counties where vineyard tours and several annual wine festivals are held. The AVA designation allows use of the “Yadkin Valley” appellation on bottled wines. In 2012, after extensive research, the company invested over $350,000 to became only the second winery in North Carolina to offer locally-brewed craft beers. With its five-barrel state-of-the-art brewing equipment, the brewhouse was well received and offers tremendous growth potential by leveraging the existing brand name. Nationally, craft beer sales are rising and there appears to be not end in sight. The brewers association reported 2013 growth of 15 percent, marking the fourth straight year of double digit growth. The property totals 41+/- acres. Seller is willing to sell the entire package, or will consider selling as two separate parcels. Parcel 1 is 16.08+/- acres and includes the 4,845+/- sf winery/brewhouse, 3,209+/- sf tasting room with pavilion and wood-fire barbecue, 892+/- sf office with attached conference room and vineyards. Parcel 1 is offered at $1,395,000. Parcel 2 is 25+/- acres and includes the 4,177+/- sf historic cabin used as event space, 2,030+/- sf winemaker’s cottage, 973+/- sf storage building and vineyards. Parcel 2 is offered at $1,195,000. While there are other wineries, few, if any, can offer the reputation and potential of this historic winery. Real Estate is included in the purchase price and is offered by MidStreet Realty. Property owner may consider various options, including division of the property into separate parcels. The business is a downtown treasure. One of the town's longest-operating retail businesses, the business offers the highest quality books, gifts, crafts and greeting cards, along with the friendliest customer service to be found in a small town bookstore. The welcoming smiles from owners and their experienced staff greet visitors with Southern hospitality making the bookstore a valued community hub where book lovers and friends meet in an inviting and convenient atmosphere. The store has remained profitable for its entire 39 years of operation, surviving both the growth of big-box book retailers in the 1990s, and online book retailers like Amazon in the 2000s. Due to its large tourist, retirement, and educated populations, the town presents a perfect market to support such a store. Owners are retiring at a time when the popularity of independent bookstores is experiencing a national revival. They have developed a loyal clientele through excellent customer service, author and community events, and promotion via local news and online media.

This North Carolina based biodiesel producer makes premium biodiesel from vegetable oils obtained from domestic sources. Their target markets are the agricultural, marine, government, residential and commercial diesel consumers that are looking for clean, alternative diesel fuels to help reduce harmful emissions commonly found in petroleum diesel fuels. They produce and sell biodiesel made from Soybean Oil or Waste Vegetable Oil. This fuel is sold as 100% biodiesel (B100), a diesel diluted blend (B99.9, for tax credit purposes), or a 20% blend (B20) for use in certain trucks, cars and other fuel oil customers that want a lower biodiesel blend but still want the benefits of burning biodiesel. The customer base can change from year to year, depending upon competitive bids, customer demand, and government influence Their typical customer markets have been the following: 1. Off road Customers wanting B100 or B99.9 Biodiesel for use in generators, boilers, or off-road equipment. 2. Petroleum Blenders wanting B100 or B99.9 for use in blending diesel fuel for B2, B5, B10, or B20 blends for their highway fuel or off road fuel customers. 3. Petroleum Jobbers wanting B99.9 for use in blending with their diesel fuel, usually in B20 or B5 blends. 4. When biodiesel is cheaper than diesel fuel, there is a competitive advantage for petroleum suppliers to blend biodiesel with diesel fuel to a B5 or lower blend, and sell it to the customer labeled as straight diesel. This is because the US commerce laws do not currently require that biodiesel blends less than 5% be placarded as such. Thus, a significant savings can be found in buying biodiesel and blending it with diesel fuel. 5. Retail fuel customers that want B99.9 or B20 blends for use in their personal or work vehicle can buy biodiesel at the production facility which accepts all forms of payment. They have been approached to provide retail locations in Raleigh, Chapel Hill, and Durham. They sell fuels to customers domestically only, and primarily on the East coast. Most of their fuel sales have been made in North Carolina, South Carolina, and Georgia. They also have had supply contracts to NY that were picked up at their facility by the customer/broker. The plant is open Monday – Friday, from 8:00 am to 7:00 pm. At peak production times they have operated on Saturdays as well.
