An Area Developer acts as an additional layer of support for franchisees in addition to all of the support departments at Liberty Corporate HQ. In regards to the support functions the role is best described as both a coach and a liaison direct to corporate. As a coach, we offer our franchisees advice on their operation, lead them as a local group in quarterly meetings, email correspondence and regular phone or in person contact. There is typically more work to do with new franchisees than more mature operators as they are learning the business. As a liaison to corporate, Area Developers attended biannual meetings with corporate executives and staff getting an inside track on what is going on at the company to share with their franchisees and help them prepare to grow their businesses in the upcoming tax season each year. CEO John Hewitt is personally involved in all of these meetings. There is also a weekly Area Development conference call to get breaking information out to the field as well as question and answer sessions on these calls. Area Developers work mostly with their Regional Director at corporate who reports to the Vice President of Operations who reports directly to John Hewitt. There is also regular interaction directly with the VP of Ops as well as John and other executives in the Finance and Marketing Divisions. LIberty Tax requires a 3 day Area Developer training prior to owning any Area Developer rights. I also reccomend to any new Area Developers to also take the 5 day Effective Operations Training that all franchisees are required to take.
The other main responsibility of an Area Developer is to help expand Liberty's office and return count on our path to being the #1 tax company in the universe by the year 2020. Area Developers do this by generating leads for the franchise development team at corporate, encouraging our successful franchisees to open up additional locations as well as working on mergers and acquisitions with Liberty's M&A team to acquire mom and pops or convert them in to become a franchisee (gaining market share either way). There are many ways to accomplish these things and if you do choose to join us as an Area Developer I will go into detail on the strategies I have used personally that have worked fantastically to expand my areas (you'll also get corporate's guidance on this as they have full time employees to support us as AD's to accomplish these tasks as well).
As far as the economics go, Area Developers are essentially Liberty's partner in the Area Development that they purchase. They split 50%/50% all royalties as well as all franchise fees that are generated in the Area. So when a territory sells for $40,000, the Area Developer gets $20,000 and Liberty gets $20,000. Whatever revenue that is generated in the area is charged the 14% royalty and the Area Developer gets 7% of that and Liberty gets 7% of that. Many other franchisors have used Area Development programs to grow at a much faster rate than they could if they tried to handle this all in house. An Area Developer is usually local to the area and clearly has a much higher vested interest in growing the Area than a corporate employee would. Liberty originally started out without an Area Development program but then decided to test one. They quickly found out that Areas that had Area Developers as owners preformed much better and grew much quicker than Areas that had a corporate employee handling the above tasks. Other companies also previously had Area Developers that were owners when they were in their early growth stages much like we are in now. Eventually once the Area Developers had served their purpose of growing an Area to be mature and at its fullest potential, steakholders at these other companies wanted those revenue streams back for the company so large payouts were given in order to buy out their AD's and get the revenue back in house. So there is essentially 2 ways to make money as an Area Developer both on the cashflow side as well as on the buyout side once an Area is mature. In our case, we define an Area mature when it prepares 1 more return than our largest competitor in that given Area.
