GenKota Winery needs a Marketing and Sales Promotion program. Product output can be doubled with no additional capital outlay. The rustic-style building is beautiful and well located with good visibility and access from the Interstate. There is plenty of parking. The wrap-around porch and patio overlooking the adjoining vineyard is a popular spot. Food service is limited to sandwiches for lunch served with wine (produced by the winery) and popular brands of beer. This 2-acre commercial site with its 7,000 SF building is over improved relative to PRESENT sales. However, the $600,000 asking price is substantially LOWER than the estimated market value of the real estate alone. We have an appraisal prepared by a licensed professional Commercial Real Estate Appraiser placing the value of the real estate at $930,000. There is nothing gravely wrong with this business. Ambiance and food service helps promote this winery. It is also a popular place for receptions and business lunches.
