This convenience store is a full-scale convenience store with a full line of convenience store items, gasoline and lottery. The owner recently acquired a beer and wine license which is a C1, C2 and D6 license. The business has been a store and gasoline station for many years and the owner just took over the business in mid 2006. He has done a tremendous job with the sales for his short time as owner. The owner currently spends a minimum amount of time in the store, as he relys on help to perform most of the day to day operations and he does the supervisory work necessary for the operation. The inventory in the store is included in the price and will be priced as follows: retail price minus 30% for most items; cigarettes and tobacco will be priced at cost. Fuel is not included in the selling price but will be added to the price at time of closing, since the price of fuel fluctuates daily. The gas station has two 6000 gallon tank and one 2000 gallon tank with pumps that blend the gasoline. The gasoline is branded and a supply agreement is in place for eight and a half years. The gasoline pumps are also included but the canopy is part of the real estate and has to be maintained by purchaser. There are two full-time and four part-time employees. Their hourly rates range from $6.50 per hour to $7.00 per hour. The monthly payroll averages approximately $4,200 per month for all employees, with owner not included. The employees are not aware the business is available for sale and they receive no benefits. The furniture, fixtures, and equipment located in the store including the coolers, cash register and other leasehold improvements. They are included in the price. Growth/Expansion: The present owner took over the operation of the business in May 2006 and the sales figures available are up through May 31, 2007. The total gross sales for that period are $1,739,757, which includes everything sold - inside sales in-store and fuel. Gross sales figures for June 1 to October 31, 2007 are $782,000.
