Our marketing strategy for Beachside Poipu was to fit into the top 70-80% of visitor accommodation options based on value. With 20+ years in the business, we found that location, price and cleanliness were the primary concerns for our target market. The market we serve are couples, families and groups (max 22) that want a convenient beachside location, clean facilities, a kitchen and affordable price. With that in mind, we rate our location as near the top. The facilities are not quite 5 star (St. Regis, Koa Kea) but descriptions like fabulous, beautiful, "everything we needed and more" and "better than any hotel" are commonly used. Beachside Poipu has gained a loyal following over the past years in business. Most importantly as a business we want folks to truly enjoy their stay and leave with the idea they will be back. Over 35% do. The major marketing tool for vacation rentals are the internet vacation rental sites. VRBO, HomeAway and Flipkey are examples of such companies we work with. The Poipu Beach Resort Association also features a site for vacation rentals which is very productive for local business. We also get a good percentage of guests through referrals and have a program to reward the referring guest with a 10% reduction on their next stay. It works! As a business, vacation rentals are a great cash flow generator. Typically our clients book from 3-12 months in advance. The terms of payment are 50% upon booking and the balance 60 days prior to arrival. Cancellations within 60 days of arrival are not entitled to refunds unless the property is rebooked or negotiated with management. Therefore there are great cash flow benefits along with virtually no bad debits or loss of revenue. Beachside Poipu is located within the Poipu Visitor Destination Area (VDA) which is a requirement of Kauai County to operate as a vacation rental. The necessary permits and state licenses are in place.
