Over 12 years we've created a niche spa, catering to individuals and parties who want spa-quality services in a modern den-like environment. They come for the fun of complimentary M&M's, Diet Coke and giant "girl TV", but they stay for the top notch manicures, pedicures and waxing services, performed by fully licensed and trained professionals.
This business is really hard to give up, but it needs an owner (or two!) who wants to get in, learn the business, and make it great!
The back story is this... I opened ten20 with a good friend, never intending to run the business on a day-to-day basis. I was to be "inital idea, creative, money, and systems creation guide". My partner was going to be day-to-day management and overseer of staff and creator of systems. Within a year, the partnership had desolved and I was left with a shiny new business, a pretty cool niche idea, something women loved, but that required a lot of attention and management of people and retail, etc. As any business understandably needs. *I chose to keep the business and the many fantastic employees, in hopes that it would one day make me some money. That has not panned out for several obvious reasons, mainly that there just wasn't enough of me to go around.
The trouble was, and has continued to be, I had another business that was in its 9th year (www.ILoveRags.com), and needing my daily attention, plus... three teens, two dogs, two cats, a home, etc. Whewf. Now, Rags has grown to three locations, and we're ready to part ways with ten20. Sadly.
Our current lease is done at the end of April, 2017. We have offered our staff an incentive to stick around through the process of trying to find a new owner, hoping the new owner will see how great the team is, and who sees the HUGE value in keeping the staff intact. Because the employees are "in" on the changes that might be in the works, we are free to have open conversations about potentially selling, and we are free to invite potential buyers into the space, without raising eyebrows and suspicions. *Please do not ask them questions directly, until we get farther down the line on a potential sale, but do go in and look around, or buy yourself a pedicure!

Boulder is one of the most desirable cities in the United States for family living, outdoor lifestyle, and business. This business is located in an extremely desirable retail location in a market that is growing rapidly for both business and residents. Despite the consistent success of the bakery, there are significant opportunities for increasing sales and revenue.
1. Increase sales from catering clients: This is probably the biggest opportunity to expand sales. Several franchise bakeries make a high percentage of their revenue from catering and this business has only scratched the surface for this revenue stream. There are literally hundreds of professional, academic, government, high tech, and other businesses within close proximity to the store. The current owner has obtained some loyal catering customers but has not had time to develop the business. An online ordering portal to streamline catering orders could add significant clientele to the catering business.
2. Remodel the bakery and expand the seating. The front counter could be moved back to add additional inside seating for the business. This would help the new owners to develop more of a bakery cafe concept, a business model that is being encouraged from the franchise office. This would increase sales from breakfast and lunch crowds.
