investor wanted business acquisition

I am currently looking to purchase a business. and pay 17-20% rate of return.
Acquisition cost $1,200,000.00
Cash flow $505,000.00
-$278,000 debt service ($1,200,000 @ 20% rate, 10 year amortization, 3 year balloon.)
$100,000 my salary.
$127000 remaining cashflow to be used to pay down debt service.

I have $100,000.00 available.
seeking joint venture/private funding/possible partner
not seeking bank financing.
I am looking at businesses with a cash flow to asking price ratio of <2.5% x cash flow. Most are between $400,000.00 - $800,000 asking price, businesses have been established 15 years or more and owners are retiring.
