With that kind of money, you probably should just hold on to it! Absentee businesses are not possible, unless they are large enough to provide you with sufficient profit to hire a professional manager; and you are not going to get that kind of cash flow, with $40,000 down! You need to be reasonable about this, and to even broach the subject demonstrates that you do not have sufficient knowledge to be able to control a business on an absentee basis. I apologize for being harsh, but it is simply not a reasonable goal. Do not waste your time or money!
