There are several things you should know before buying a gas station or c-store. I don't agree that real estate inclusion is absolutely mandatory. If it is a lease, the terms of a lease may make all of the difference. Now is a great time to negotiate on a new lease.

The fuel contract and provider can make a huge difference. I recently worked with a client that had an interest in a large, established c-store and gas station with a national brand and 16 pumps. The gasoline supply company had a very burdensome contract with the station, including high merchant processing fees and maintenance requirements. These items, we successfully argued, must be considered in the purchase price.

Size and location are big issues, with the larger stores earning a higher multiple. Lottery and cigarette income is helpful, but their sales should not always be considered when using benchmarks. Current or future presence of big box retailers, and their discount stations, should be analyzed.

In the end, gasoline stations and convenience stores can be a great source of reliable, high cash flow. However, take care to exercise the best due diligence on your targets. Once a deal is done, it can almost never be reversed.
