how much to buy a percentage of a business?

I own a janitorial cleaning business 100% I am trying to sell 5% to another party how much should the 5% be sold for?

That's even more difficult than selling 100%. Question of control for % owned, liability for % owned etc and they rarely are proportionate. 5% could 'buy' someone a lot of headaches. Also look at how your company is structured 5% could be enough to really muck things up for the 95% controlling interest.
