It depends all on kind of listing you signed. There are three types of listings:
1. Exclusive
2. Non exclusive
3. Open
The exclusive listing can't be canceled before expiration date.
The nonexclusive listing also can't be canceled before expiry date however the seller
can sell himself as well if the procuring cause is not the broker or agent without giving
any commission.
The open listing can be canceled by either party the broker or seller by intimating the other party.
