What type of buyer should I target?

I kind of felt the same way when I sold my last house. I wasn't sure if I should target a buyer with the obvious finances for a clean sale, or someone who was passionate about the purchase. What should I be looking for?

In my opinion, you should always target the buyer who is most likely to provide you with what is important to you. For most sellers, that answer is money. In our firm, we only introduce a seller's business to those buyers who can prove they have financial resources to make a down payment, and who are credit worthy. The ideal buyers (and they do exist) have both passion to be self employed and capital to infuse into the business. I would shy away from those buyers whose only asset is passion. My parents used to say, "If wishes were horses, beggers would ride."
