Web developer looking to buy internet business

I'm a web developer and business owner looking to invest up to $25k in an internet based business. I'm searching either for something established with great cash flow - or - I would be interested in an ugly, undeveloped property that is ranking well in Google but is not producing cash and would be relataively inexpensive. I have been reading back through these posts and there appear to be some brokers here who might be able to help as I'm getting tired of doing the initial DD on prospects only to discover they are not being represented accurately.
