Vacation rental management company

I am looking at a small Florida Gulf Coast vacation rental property mgt company. They do mostly vacation rental mgt,some long term rentals and some RE sales.How does one put a value on this type of business?..........................also any opinions as to how one might grow this type of company.

Yes Jessica,I am told there are about 80 rental properties under contract. Of course if they don't get rented then there is no revenue.Any further input? Thank you

Though typical business values range anywhere from 1 to 3 times gross, each industry has some additional criteria to consider.

I have sold a couple property management companies in Florida, and a significant value will rest with the number and quality of homeowner accounts the seller has on the books. Are there contracts in place for each home?
