You say to start, do you have a history in this field and currently own properties now? Are you looking for a partner or a mortgage loan on each individual property? If a partner what are you offering as a roi? You mention U.S., what states are you going to be buying in and do you have seasoned management in place to handle the workload?

Personally 12 to 15% is light. If you buying default assets they should be deeply discounted and in all reality are pretty abundant so the roi should be higher. I say this because I buy default commercial notes far below upb, no resi though. I have been offered pools of rented properties that were owned by investment groups but have always turned them down because sales price was based on roi of rents with unseasoned and unqualified tenants, but vacant houses on the same block I could have bought for about 20% of their asking price and placed my own tenants that would pay the rent on time.

I'm interested, just need more information.
