Partner - Bar/Tavern - Palm Harbor, Florida

In search of a partner to venture into the Bar/Tavern sector within 5-miles of Palm Harbor Florida. My role would be that of overall management/concept of operations. My experience, successful with both a single and multiple location operation (100 and 200+ occupancy) that became the focal point of our local/expanded demographics. In short, opening inside my footprint would result in closer due to my aggressive approach in securing patrons. Currently able to commit $250k and excellent credit to support growth. Estimated timeline for effort would begin in August 2013 with a target opening o/a the first of 2014. I'm currently working in Afghanistan as a Special Operations Manager in support of our ODAs/SEALs/MARSOC forces and would greatly enjoy more time home with family and getting back into thrill of operating another successful venture. More than able to provide a resume that can be verified through employees/employers to my prior success and work ethic. Thanks.

Jim, here is where I'm at thus far.

Seeking Investor and/or a Partner to join the opening/growth of a new unique themed restaurant/S-corporation scheduled to open first location March 2014 in Palm Harbor. Goal, will be to establish/shake-out our business operations plan and open a second location 2015. Current Owner/Manager of Operations has had a very successful background in owning/developing a similar concept that included expanding to a second location. Along with this, Owner has over 20-years experience in develop organizations around the world.

Status to date:
1. Property has been purchased.
2. S-Corp Established: New England's Ale House Grille, Inc.
3. Permitting Effort Started Enhanced Parking Lot.
4. Permitting Effort Started for Outside Deck/Seating Area
5. Business Plan / Menu Development
6. P&L Projections - Year 1 - $250k+
7. Draft website

Although I will respond to all, please understand this initial entire effort is valued at about $1mil as it includes the purchase of the property. As we complete this location, we'll quickly move on a second sometime in 2015 once the first location supports itself. In short, I'm more capable of supporting this venture alone, but would greatly consider the financial support of a partner to keep profits in our pockets.

Possible Considerations (open for input):
Investors - 1-year 7-10% based upon amount.
Partner - Percentage of Overall investment equals your semi-annual profit.
Note. All Investments will be recorded against property.

Lastly.. We have an attorney and everything will be legit. Investor/Partner will have full 24/7 access to online financials and camera systems. I run a very tight operation.

Lastly, sorry not interested in a Franchise venture as in all honestly, I understand the need to maintain a pulse of our area/patrons which means we can't have our hands-tied when it comes to change/concept of approach. We must be unique and maintain a living/breathing focal point of service to the people/employees that support success.
