I am getting frustrated looking at biz's for sale by both owners and brokers. I am looking for a real opportunity that is making REAL money now and will continue to do so as long as I don't screw things up (I won't.)

I'm a 100% owner (I'm not a broker.) of a company in Western Michigan which can easily be RELOCATED to any city. Sid, you missed the part where I said "Continued in my first post with the criteria required by me." i listed all the criteria I was looking for including how much REAL money I have. That is one of the problems I am having; some brokers aren't listening to me. All four of your questions were already answered by me.

And from those of us Brokers who do make a decent living from this business, predominately because to do provide accurate information, we agree with you. Let us also take a moment to talk about Buyers with unrealistic expectations, though; and those who jerk us around with false information about their financial capabilities and intentions. This does not take away from, or even diminish your original premise, with which I agree; however, keep in mind that there is a two-way street: There are a huge number of fake Buyers in the market, to compliment the terrible Brokers with whom some of you have dealt.

You have to provide some parameters to narrow down your search for a business.
Here are these as follows:
1. Capital.. how much do you have to put down as cash
2. Expertise... In what field you have some experience
3. interest/ Capability....Even if you don't have any experience in any field can you mange a business that you don't know about?
4. what rate of return is expected?
Answer these questions to ascertain whether you are a legitimate buyer or you are on a wrong track
that is why you are facing disappointments. Unfortunately in this economy I come across many tire kickers on daily basis they think that they are serious buyers but actually they have wishfull thinking
which can never materialize because in real world of business fantasies don't work but virtual vision
works which should be based on calculated risks instead of abrupt expectations.
In my view business should be bought in two ways. Either you should have abilities to build it or grow
and should have confidence in your abilities, or if you don't have this ability then buy a business with absentee ownership or a franchise .Based on my experience the size of the business play a key role.if you buy a business with 3 or 4 employees and has a track record of making a cerain net
then you are bound to succeed. You shouldn't think that since the previous seller isi making only this much you can't do better than him.He could be a wrong person in a right business and you can correct that flaw. Most of the buyers come with a magnifying glass and anlyze the business so much that they loose the bigger picture and eventually loose a potential business.
So my friend correct your expectations first from a business then start looking.
I know some sellers who used to pay more taxes to jack up the price of the business. Answer me how you you will analyse this business with your limited knowledge?

I am in the same position as Joe and have been disappointed with all the bogus businesses listed for sale in multiple websites (including bizbuy) and to be honest, don't know how brokers are able to make a decent living pedalling these garbage listings. Thank you Joe for finally posting the first intelligent comment on this forum. Hopefully some of us with similar criteria as yourself will be able to benefit as well. Good Luck.

Mark--- I don't want to search through your listings(again.).A lot of listings are bogus. I am asking for legit opportunities that are making REAL money now without having to sign non disclosures and then finding out that the place is NOTHING what the listing said it was. -must be making money now the way it is being run now. no start ups,no investments, no pro formas or woulda coulda shouldas.
-must be in a nice area to both live and work.
-I have 150k to spend. That's it. I don't want any financing as I HATE being in debt.(including inventory.)
-maximum that I will spend is 2x one years owner income. (unless it is something really easy.)
-CASH ok up to a certain point but must be proveable in some way.
- I am not going to pay 150k for a place where I have to change the concept or the name. Those are called start ups.
- I am looking to leave the area i am in now to start over fresh without the burden of my drug addicted family members holding me and my family back. (I wrote that in case you are wondering why I didn't list a particular city or state. Someplace warm would be nice and an ocean would be even better.)
- I am open to almost anything but my background is restaurants.
- i have two very young children so I would like to not work more than 55 hours per week as the only working owner.
