Need advice on buying a good business

Can anyone tell me what the top three things to look for in a business to determine if it's a good investment? I have a goal of buying rental properties, and also wholesale distribution centers, but I need to raise capital and am starting from the ground up, and would appreciate any words of wisdom from those of you have done it before, your best tips, mistakes, things to avoid, would be greatly appreciated.

Your ambitious goals are admired. Buying businesses and real estate rental properties are two different animals. Buying a business or real estate you should set up you self up with financing from as many places you can get it from. Creative financing is the key to success. For instance, when I was young I set up a LLC and started to create lines of credit. By the time I bought my first property I as able to us cheaper interest loans and rehab the house on my line of credit while using a private investor's money for 70% of the LTV.
So for first things first be prepared. Having access to capital is key. As for your question. Here's a good article...
