Thank you for your response. Are you the direct lender, investor or broker? This 30 year old ongoing business has just picked up several new clients and is the leading business in their field. They are located in Belgium. They are currently operating on a 5-1 ratio and have EXCELLENT financials.

The only problem we have is that my clients do not pay any DD fees or fees of any kind until closing. There are just too many scam artists out there that will offer you an LOI with terms and request a DD fee, stating that it is "refundable" should they not get the loan. Obviously, it's not true. I'm sure you've heard from your clients about this. So to try and combat this, my clients will take the fees and amounts listed as needed for closing and place them into an escrow account under their name. At closing, the fees will immediately be relased to all parties by a bank to bank swift delivery. I assume this is how your company releases your loan funds. If this is acceptable to you, please contact me as I have several other client's I'm sure you'd be interested in. If not, I understand and wish you continued success.
