Need Investor Advice.

We need advise. We have done everything we were supposed to do. Good business plan? Check, Great business plan. Bootstrapping? Check, Family. friends, even some not friends. Seek Conventional financing? Check, Economic downturn... No banks will touch it. Angel Investors, hard money lenders? Check, many liked the idea..."too small, Make it bigger"... two more years of waiting... and more research shows $80-100 Million value w/in 5years starting small!! $1 Billion w/in 10 years with right investor (documentation to prove it... Yes).... Now the plan is bulletproof... and all we get is Foreign rip-off artists or investors that want us to pay them thousands... just to look it over..... if we had thousands.... we could get our construction done ourselves and wouldn't need an investor.

After Pitch, and pitch, and pitch..... getting frustrated, can't understand why it is so ridiculous to get an investor in on the game..... Simple investment will get 20-25 X ROI in just a couple y

Thanks, for your answers. I would like to clarify a little.

Matthew, Perhaps this is the area I need to adjust, but what we are looking for is the funding to finish construction of the initial lodge... yes the pictures just show the farm and construction site... we are not looking for someone to put out millions... just the "venture Capital"... from there- The business itself will generate the revenue to pay back the investor at drastically unexaggerated ROI's and pay for growth.

Initially, all I send out is the summary.. if that generates interest then I will forward the business plan, Design drawings, and proof that our income projections and /or Valuations are "very conservative". I see our valuations and income projections as different entities. when We are saying that we will be worth 100 Million in 5 yrs. and 1 billion in 10 yrs. we are talking value of hard assets (real estate) our cash flow will be around 1.3 Million per year. "Too small-...." is because when we first started we wrote the plan as simply the lodge. and could not find interest.... after being able to do nothing else from here but research... The grand scope of the project was realized...Don, I would be happy to send the summary for you to pick through... so that you have a more thorough understanding and perhaps could shed more light for us.

Brian, I have to agree with Don on a couple points, especially your projections. However, I did have someone interested in the "Eco" idea of your lodge. That type of thing is still very big.

You sent me a great summary, but, other than a valuable fruit farm that I did do a little DD on, you are very much in the hole. You mentioned that you weren't quite ready to open the lodge yet, something about the rooms not being ready etc. I looked at the photos of the land. Very beautiful area, but, I didn't see any type of work done yet. No construction. You are marketing this as a project that needs finishing. It is actually a Start-Up and Start-ups are VERY difficult to get funded today. Especially a start-up in another country. It's a very tall order. You would need an investor who was open to risking a large amount of money, hoping your knowledge and expertise would carry the project through.

There may be a few brokers or lenders willing to take a chance on trying to get you funded, but, it would probably take a lot of their time trying to find the "right" fit of lender or investor. Unfortunately, many of us just can't afford to take the chance since we won't make any money UNLESS you get funded. Just be very cautious dealing with investors who promise you the moon for just a little bit of money upfront. There are a few scam artist investors, here on the board, so do your research. Brian, your complaints are well written, but too vague to answer in a comprehensive way. "Too small...make it bigger...", sounds like a typical issue that you are not hitting the precise target you need, pure and simple. "Why it is so ridiculous to get an investor..." is a simple answer, as well: It is THEIR money! They have very specific targets of their own, and you ain't hittin' them! (Sounds sarcastic, but I don't mean to be insulting. I am trying to keep it light, so that I don't sound like I am, beating you up - which is also not my intention.)

But when you talke about "$80 - $100 million value w/in 5 years starting small...", when you speak of "$1 million w/in 10 years...", you are going to alienate people, right off the bat. Foreign rip-off artists come out of the woodword, but so to people with wildly exaggerated claims for earnings and ROI multiples. You may be scaring people off, before you get their ears. Tone it down and start slower.

This is about all I can offer, without knowing more.
