My plan is to bring the building up to code with the electricity and fire systems. the plumbing is fine. the building has 30 single rooms at this time but what I would like to do Is change them to a room with a sitting room and bath then rent them out monthly to people working here in the oil field for a smaller amount than what is being charged now for rent in this area of $1500.00 I would like to do the rent for around $800.00 that would give a $12,000.00 a month revenue and after the operating expenses would leave a profit of $3000.00 for the first 6 years after that the profit would be $8000.00 a month.
At this point the building needs a $50,000.00 fire system and about $10,000.00 in electrical work done. Also I want to start a small dinner in the dining area and the very large kitchen that will need some updating. There is so much that can be done with it . And many ways to make money the possibility are endless. The $100,000.00 that I need would cover getting the room ready to be rented and bring the building up to code in all areas so the building would be safe for everyone.
I am planing bring the building back to it's former glory and being part of the community as it once was. It still has the original washroom for the laundry and the coal heating system that I want to restore and let people see what used to be used and also so that the history is not lost for not just this area but the country. In it's hay day The Hotel Berry was thought to be the one of the best stops on the railroad and salesmen used to set up their wares in the basement so people traveling could buy them. And to bring this back would be bringing back a great part of history.
I have done a lot of looking into things and have found that people who invest in a historical building can take large tax credits. I am also going to looking into grants and other ways of funding for the building and trying to find contractors that will be able to make the building look as it did when it was first built. I have pictures that show how it looked then and also how it was run. People who stayed their paid 7.00 per week for a room and meals. One of the founders of Velva ND was married in the lobby and held his reception there, I do have pictures of this also.
This would be a great investment not only for the monetary investors but for historical part of it just bring this back to life so that people for years to come can see how it used to be . So that the family's of Velva can use the Hotel Berry as they used too. So they can have pictures taken in the lobby with Santa and have it the last stop on the light show and have hot coco and cookies. If anyone needs a place to hold a family function like wedding, reunion any thing it would be open to the towns people. Let's work together and bring the Hotel Berry back for Velva.

For a startup loan in the $1 million range, I recommend going to www.biz2credit.com completing a free financing request and getting matched with an SBA 7a lender. The system hosts a large network of SBA lenders that manage their general qualification criteria on the system. If you're not matched with an institution, the system will tell you what parameters you didn't meet and what you can do in the future to build your creditworthiness. Sadly, in today's financial environment, a loan of that size will be almost impossible without SIZEABLE real estate holdings that have at least twice that amount inequity or some other form of collateral that would be acceptable to a lender.

In addition, you best request and verify detailed financial statements relative to the financial performance of the laundromat. The business should have very, very strong financial performance with detailed accounting and 100% verifiable income.

Without these items, it will be nearly impossible to secure a loan as the lender's position needs to be very substantially protected.
