My wife and I are looking to buy a lake resort if we can make the financing work.

What we are looking at has all the equipment and personel in place to start and the owner is willing to help train. Depending on the business and location do you still need to have as much for the down payment if there is enough in the business for the collateral?

Hello Arnie,

Banks are still being very tough right now on loaning so I wouldn't go into this thinking in that line. It may not make sense to tie up collateral. In general banks aren't loaning money to individuals so don't count on it. If you or partners, family members or associates have good credit I may be able to assist in your quest to seek money.

Unfortunately, banks will lend the lesser or: 1) purchase price and 2) value. Despite having enough in collateral, it will be based upon purchase price. There are ways to structure that may help reduce your down payment. As a prior banker at Merrill Lynch, I am familiar with structuring deals. I have first hand experience in real estate transactions as I was a lender to REITS, developers, hotels, etc. I now arrange financing for small and mid-size businesses - there is no cost to the borrower as I get paid a referral fee from lenders.
