Looking to Invest

Im looking to invest on an existing business.
Im in fort lauderdale, so it could be anywhere around broward, pompano, miami and near areas!

Although it could be little be farther depending on how many days a week the owner should be there!

Thing is that in my years of buying existing business, ive never seen this numbers i see in this website.

Many selling business at 300k, earning 175k Net.
This is too good to be true! Im not from the US, maybe its like this in the states.

Does anyone knows if the business listed in this website like dry cleaning, pharmacies, gas stations earning net 200k and selling for 350-400k are true on those numbers??

I mean, i havent started doing my due diligence, but i wanted a general and honest suggestion from the experts here like brokers and investors that have bought and sold here.

I have 400k to invest, looking for a stable cashflow, with low risk. I will work on the business but needs to have a manager, cause i also want time

I don't know this I.I.Y. Fracture Investments, so they may be cery legit and good. But I would be extremely concerned about a company that boasts it has been around in a very successful way for ten (10) years, but has no Web Site that operates under that specific name, no physical address, and the only time you see them in print (or on the net) is when they are asking someone to give them money. I would approach with extremely caution! Get references - and not just people whose names they give you, and who will tell you they may millions with these people. You need objective, outsiders as reference.

Rob, many businesses in the US are bought and sold on the basis of multiples of earnings or SDC. That is not necessarily the best way to do it, but it is a frequently adopted practice, in small business. And of those, many such businesses are priced at 2.5 to 3 times SDC. But it varies with the industry and other characteristics of the business. So, I would use those numbers to help you determine whether to look into such a business, but I would never think about using them to make your ultimate decision.

Im not looking for funding, im buying cash!!
I know that there is much fraud in this funding area!

Ive been buying business since the 90's, and i have experience on buying and selling!
Fact is that i havent buy business on the US, and the Cash Flow and SDE that are in this business are very high!! And prices low!!

That smellss fishy!!

Wanted a opinion for someone has bought business listed in this website!

Be careful, Rob. Quoting from an Attorney that deals with Banking regularly, in talking about leasing SBLC and other Funding Instruments: " They found it rather easy to entice people seeking funding into paying various types of up-front fees to get involved in this short-form “miracle”. And that is where we are today...much fraud and less real transactions. "

You never know whether those numbers are accurate or not, until you review their books for yourself. In some cases, those numbers could be very accurate. In others, they may be giving you numbers based on potential, rather than true history. There are a lot of different situations where the earnings cannot be verified, perhaps because the seller is taking a lot of his money in cash and not documenting it properly. So, do not assume anything; do not accept anything as someone's word. Make certain you verify everything, and hopefully hire a good CPA to help you through the process.
