Looking for advice re: raising $5MM of private equity for core plus single tenant commercial real estate, if you have any suggestions that w/b greatly appreciated.

>> This fund is designed to protect the investors principal with a fixed income asset, deliver a return greater than a bank deposit, without the risk or fluctuation of the stock market.

>> The fund will focus on diversified, consumer necessity related corporations, who are top credit grade with long term corporate lease guarantees. The target properties are net-leased to single and multiple-tenants.
>> The fund is seeking to provide a 6% preferred return/year with distributions paid quarterly and with a profitable 10 year exit sale of the property strategy, deliver an est. 10% +/- total internal rate of return (

As an investor and a person dealing with investors everyday, I think your posting doesn't have the sizzle or excitement factor. Here are some basic information I look for to evaluate deals:
1. Location - If it's outside of my market I'm not interested. You will find more investors if you give them your investment location.
2. ITV - What are your investment to value guidelines? If it's 70%+ I'm not interested (and most other investors will not be interested).
3. CAP - What is your average CAP rate that you invest in? Is it high? Low? Why?

There are a lot of information that is needed just to get an investors attention. This is just the basics of what an investor would be looking for just to take a look at your offering.

I think you will have more success if you add this to your offering.

But that's just my .02
