Looking for a private fund source to acquire NNN properties in Michigan

I have located a number of lenders willing to lend me up to 65% LTV any one NNN loan. I have not decided which property (Walgreens, CVS, others) might interest me yet. I would like to find one in the state of Michigan that is being sold below market value with a good operating income and possibly offered fee simple. Other than locating the lenders and a NNN below value i do not have any skin in the game. Looking for someone with a track record investing in NNN's. Capital requirements would be at least $3,000,000.00 for seed money.Thank you, Dan
