Lease Option Buyer

Many books on how to buy businesses say the lease option is a viable way to buy a business, would this community agree? If so I'm looking to buy a business with the lease option in Columbus & surrounding areas (Ohio), I'm open to different industries, But I'm really interested in pizza & coffee shops, and home health agencies. As a Broker, I don't know what books you are reading, but "leasing" a BUSINESS is not something I would suggest to any Seller I represent. Leasing with an option to Buy the Property is different. SELLING a business with the Seller holding a Note on the purchase is something to consider. But LEASING THE BUSINESS? This has been asked and answered several times over the past year; I do not know of any Broker or Seller that has suggested LEASING the business is a good idea. In fact, from the Seller's perspective, it is an awful deal!

That being said, there is ALWAYS a chance that some unique circumstance can crop up that could make me change my answer. Never say Never! But in this case, in 12 years of doing this, I cannot imagine anything on the horizon that would alter my opinion.
