The industry itself is down; there are a few that are for sale that are very reasonably priced, and by that I mean priced for the current level of business. However, most of the ones I see are extremely overpriced. The Sellers are trying to sell on the basis of past, higher Revenues and Potential. Both of those are erroneous ways to position a Motel sale. The reason is simple: You have no idea how long it will take for that Potential to be acheived, and if the market itself is the reason for the current, lower levels of Revenue, there is probably very little you as an individual operator can do to turn it around.

So I would be careful, but if you have the money to withstand the current, low cycle, and can find a reasonably priced property, it is a very good time.
