I want to sell my property to an investor/developer/hotelier

The property is raw land, 389 Acres, with 1.1mi of front beach, located on the pacific shore of Panama, Central America. There is developer interested to start project on it, also, hotailer, that would consider to buy it out (the project)

Asking price for the property - $13,000,000.00 . If anyone would consider short/quick sale, will negotiate lower price.
Property is titled and belong to our family over 200 years.

Hi Don, thanks for a response... I want to sell the land. Developer said that this big property is not for regular buyer/investor... Unless some company or reach person wants to buy it for a ¨land banking¨ to preserve big amount of cash in real estate. Hotelier is interested to participate as project manager for a long term..., with possibility to buy project out,if it finished atleast on 20%. Developer does not have enough funds to purchase the property and do the start up. Hotelier is not ¨first step developer¨, hotelier is buying something that is at least partially built. I trying to find investor that willing to become an owner of the real estate and put the money in the project as active/passive investment. For me, whatever way works to sell our real estate is good, and walk away with cash.

It is uncertain what you're looking for. If you have both a developer and a hotelier that are interested in your property, pit them against each other to, for a quickest, fastest sales solution. Why are you looking for someone else? This makes no sense, at all. Moreover, $100,000, $200,000 or $300,000 suggests a quick or short sale opportunity. To try to get an investor or developer to fork out anything in the way of $13 million will never result in a quick sale. It simply is not done that way. If the property is raw land, the potential buyer has no clue of whether that land is conducive to development. Sediment issues, water issues, electricity access, the ability for a large building to be constructed on soil with questionable ability to withstand such construction, all demand incredible study and will take months, even years to understand. Panama, and particular is rife with difficulties in the area of construction, and a quick sale on something of that size is simply not rational. You have, what sounds like a great property and a great opportunity; please do not do something foolish by rushing the process. Unless you have incredible amounts of additional property elsewhere, you will only get one chance to sell this one correctly.
