I own a 42 unit apartment complex I want to sell. Should i list it as a business or real estate for sale?

I own a 42 unit apartment. I am putting it on the market for sale. It generates 21K per month in gross income. Should I list it a a business for sale or income producing real estate.

I agree with Dale, list the business as both. If you could list with a business broker and list with a commercial real estate company. Make them work out the commissions and only pay one commission. Do not pay over 10% and you may be able to negotiable the percentage. Depending on the sale price you should be able to negotiate between 6 and 8 % if it is millions. Good luck

Frank, list this with BOTH! List with a commercial broker as exclusive agency (which means you have right to sell it yourself with no obligation to pay a commission if you do sell it yourself) or as an Open Listing (available to all brokers who bring you an offer, if you accept one, you will owe a commission). Now, most commercial brokers do not like this type arrangement, but trust me, there are many out there and you will find a commercial broker to list for you!

You can surely get a lot of better opinions but why don't you list it as both. The cost of putting an ad in this site isn't prohibitive and you might attract different people with each ad.
