Super kind of business that should be highly interesting to prospective Buyers! Valuing is always a difficult task, in this kind of business. The domain issues are key; also determine whether any "intellectual property" is part of the asset pool.

Websites are always attractive businesses for those who must or wish to work from home or small offices. I suggest you have a business broker in your area meet with you to discuss your business and exit strategy. If a buyer wants you to hold paper, make sure you have legal advice as older people who sell can put the note they hold for a buyer as part of their estate.
By the way, 76 is a great age filled with lots of life experiences!
