I think you are very realistic on your request, bcs by the time you add closing costs, inventories working capital etc., you end up to by a business of $450-$500K and a 25%-30% return is prety reasonable.
First thing would be location, than expertise or field you're comfortable in, than how much time you want to spend on site (a must for a business), and how quick do you need to make the investment.

Hello Mr. Dao. If you wish to purchase a business that generates $10K a month, you can purchase one for less than 1/2 of that $600K amount. If you are interested in a web business is it because you want to relocate or perhaps access it from several different places? Did you only want to work something part-time? If so, then a web business would be a good choice for you. Just be sure that it is an established business and has at least a couple years of financials to show you. Also, if it has business appraisals by professionals specializing in web based businesses, intellectual property and/or patents to keep competition to a minimum that would be ideal. A good networking system or distribution contacts already in place is another preference. I am a broker that specializes in these types of businesses. I also do brick and mortar types of businesses with real property, but, these types of businesses are usually mom & pop which are difficult to relocate. If you wish to purhase a franchise, your best bet would be to deal with someone who deals strictly with these types of businesses as they can be profitable, but, tricky. Steven, with that kind of money, you should have any number of choices of businesses to purchase. We have a Liquor store that does more than double that kind of Net, with that kind of investment. My personal bias - and it is pure opinion - is that Web businesses can be very fad oriented. Sure, Ebay and Google do very well, but others including the largest ones have a LOT of Revenue, but do not show the Profit you would want, for many years. Moreover, what is great today in Web business can disappear tomorrow, if a Google or Amazon enters your market; they can trounce the most mature businesses, just with their branding and deep marketing pockets. I am not saying NOT to do a Web biz, but just to be very, very careful.

I know you are looking for "secure" investments, but there are many start ups that offer incredible opportunity. We have one that should be a clear winner, but without knowing your background, I would not even bring the subject up, other than to suggest you keep your eyes open.
