I am looking to purchase a local bar in FL which includes 4COP liquor license. Need help on financing. Help!

I am looking to purchase a local bar for sale in my area. The current owner is 78 and is looking to retire. The business is 250k and comes with a FL liquor license which those alone run about 180k. The bar grosses about 600k a year. But has potential to make much more. I have good credit but my debt to income ratio isn't great because I have a large home mortgage. I will be keeping my current employment and running the bar at nights. The lease for the building is $3800. Any help would be great. It is a solid investment but getting financing is becoming a pain.
