I am buying an existing Mobil Gas Station w/convenience store. Does anyone have experience dealing w/Mobile?

It is a self-serve station in a busy location. This would be my first experience owning a gas station. Does anyone have any advice in gas station ownership?

My preference when representing Gas Station buyers is to counsel them to purchase independent stations with real estate. I realize this is not always possible, but have seen some very difficult situations arise when a regional manager and a station owner have a personality clash. Be sure there is a readily available dispute resolution mechanism in place for situations effecting the operation of the station. Also, when the franchiser controls the pricing it can be a problem, particularly when they might be insensitive to local competitive pressures. You should discuss this with the franchiser up front to understand their price competitive philosophy. As far as the c-store, the franchiser should have operational/inventory guidelines in place. Be sure to include 2-4 weeks of c-store training in the purchase price either from the franchiser or from the seller. Also when training, be sure to work full Wednesday, Thursday, Friday and Saturday nights. As the owner you will need first hand knowledge of what occurs when the sun goes down. Finally, a point-of-purchase video surveillance system is a must. It should be viewable from a remote internet accessible computer (your home) and should have hi-resolutions cameras and a dedicated off premises memory.

Make sure you have enough cash reserve (30-40K) for repair/maintenance and inventory upgrade. Also if you do not know how to operate the C-store/gas station, make sure you have a talented and/or experienced manager to run the place for the first 3 -6 months and pay him/her well.
