How to sell a small 5 location chain of nice carwashes in Pa & Md ?

I have a small chain of financially solid carwash's (5) locations I want to retire and sell them all together. We gross about $1,000,000 in yearly sales with a gross cash flow of $500K all locations are very nice and well maintained. How best to sell my business. I can finance some of the purchase price also. Have 2 full time employees several part time.

Hi , best bet would be to sell the people who are already in the business in the same state ? Brokers and Agents will make you sign listings for one year or two and then will post your business with every broker in the industry to find someone and in that process they will waste your one year and will take 6-10% of selling just owner finance somebody if they have 30-40% down payment...

I know of two potential Buyers, if you are interested in using a Broker. The problem at this point is certainly one of financing. The Buyers of which I am familiar will always take any owner financing that is available, but may not need it.
