How mush good fate money is needed to buy a route is it 10 or 20%

So I am out of ideas for work and my last job just layed me off. All I have left is my pension plan which I may beable to cashout for a lump sum. There are a couple of routes open not exactly around but I am willing to travel to them . I am sure PF simply looks at the numbers but if I have good fate money but my personal balance sheet is lousy after the funds for down payment is that all it would take to acquire the route?
